Three floors. Three programmes. Two clients. Between 2022 and 2025 Caecus Group worked the full vertical stack at St Andrews House — basement cycle store, ground-floor reset, Level 3 reinstatement.
Three floors. Three programmes. Two clients. What follows is a vertical climb up St Andrews House — a commercial block off Holborn — chronologically through three programmes Caecus delivered between 2022 and 2025. Each is its own story; the building is the through-line.

The first programme. Caecus took the lower-ground floor back to a CAT A office shell — partitions and ceilings down, walls made-good and painted, services capped and re-routed — and dropped in a secure cycle store with channel drainage to the perimeter. Service-sensitive: the package sat alongside the building's main intake and the lift pit.

Two years on, CBRE called us back for the ground floor. Full strip-out across the office/retail unit, lift-lobby approach and reception column line — partitions and ceilings down, services capped, demise lines reinstated, made-good and painted. Sequenced with the Lower Ground works to share a single delivery loading point and keep the building running.

The largest programme of the three, and a different client. Caecus stripped the existing CAT B fit-out back to slab — partitions, ceilings, services, raised floor — and reinstated the floorplate to a market-ready CAT A: new metal-frame raised floor, suspended ceiling grid, perimeter trunking, fan-coil reinstatement, fresh finishes, made-good lighting, full BMS commissioning. Twelve weeks from possession to handover, with the M&E re-balance running into the final fortnight.
